The ground rules, in plain language
Storage Rules & Responsibilities
Important: This page is a plain-language summary only. The Seasonal Equipment Storage Agreement or any written storage contract you sign will control if there is any conflict. Please read your agreement carefully.
Introduction
This page provides an overview of the expectations and responsibilities for storing your property at Ben's Farm – Storage. These are guidelines to help you understand what to expect. Your written storage agreement is the official and controlling document.
What We Provide
Ben's Farm – Storage provides outdoor gravel spots and unheated storage in the pole barn and shop on private property near Thompson, ND.
Storage is provided on private rural land with the following features:
- Outdoor gravel spots with good drainage and wind shelter
- Unheated pole barn for rigs up to 33 ft long. Keep total height under 10 ft 6 in, including anything on the roof. The barn is about 27 ft across and holds two rigs side by side.
- Unheated shop for larger RVs
- 24-hour recorded surveillance on all storage areas
- Access is generally by appointment or agreed hours
Measure your rig before arrival
Length means the whole rig, from the hitch tip to the back bumper, including the tongue. Close to a length limit? Ask Ben. The layout sometimes allows a little extra.
- Shop height: The door limit is 14 ft. A rig 13 ft 6 in or lower clears comfortably. Nothing over 14 ft.
- Pole barn height: Keep total height under 10 ft 6 in, including anything on the roof.
Your Responsibilities
As a storage customer, you agree to:
- Maintain Valid Insurance: You must carry your own comprehensive insurance on all stored property (vehicle, trailer, boat, equipment). Ben's Farm – Storage does not provide insurance coverage.
- Running Vehicles Only: Any motor vehicle must get into its storage spot under its own power. No dead vehicles.
- Keep Your Space Tidy: Do not leave trash, fluids, or debris around your storage space. Clean up any spills immediately.
- Follow All Rules: Comply with all posted rules, written agreement terms, and instructions from property management.
- No Residential Use: You may not live in, camp in, or use any stored unit as a residence.
- No Hazardous Materials: No storage of flammable liquids (beyond normal fuel in tanks), explosives, toxic chemicals, or other hazardous materials.
- No Unauthorized Repairs: You may not perform large mechanical repairs, welding, painting, or other heavy work on-site without prior written approval.
- No Open Flames: No smoking, open flames, or unattended heaters on the premises.
- Winterization Required: For indoor winter storage, units must be winterized before arrival.
- Remove Propane and Fuel: Propane tanks and loose fuel containers must be removed before storage.
Payment, Minimum Term & Late Fees
Storage fees and payment terms are governed by your written storage agreement. General guidelines:
- Monthly Billing: Storage fees are billed monthly according to the rate sheet or written agreement.
- Winter storage requires five months paid up front. After the prepaid months, storage continues month to month at the same monthly rate. Annual shop contracts are a preference for new shop renters, not a requirement for this winter offer. You may prepay more months within the booking page limits; arrange any additional prepayment with Ben directly.
- Late Fees: Late fees may apply if payment is not received by the due date as specified in your agreement.
- Non-Payment: If your account becomes significantly past due, we reserve the right to restrict access to your stored property and, if necessary, pursue legal remedies including removal of stored items and liens as permitted by North Dakota law.
The written agreement explains late fees, notice timing, and how non-payment is handled in detail.
Removing Your Property
When storage ends, the removal deadline is your last paid day. The end of a move-in window is not a move-out deadline. The approved agreement gives these terms:
- Last paid day: When storage ends, remove everything during normal business hours no later than your last paid day.
- Late removal: For each day your property remains after the last paid day, a storage fee of $20 per day applies. If your property is still there 15 days after the last paid day, I may have it moved to an outside facility at your expense.
- Stopping month to month: To stop month-to-month renting, give me written notice by the 1st of the month; otherwise that month's rent is owed.
- Abandoned Property: Property left beyond agreed deadlines may be considered abandoned and subject to removal, storage at another facility, or disposal in accordance with North Dakota law.
Exact dates, charges, and procedures are defined in your signed agreement.
Liability and Insurance
Ben's Farm – Storage does not provide insurance coverage for stored property.
You acknowledge and agree that:
